This Xebec development project, currently under development, will result in a four-building industrial park, totaling 406,750 square feet comprised of a combination of Light Industrial and Bulk Logistics space.  The site is ideally located in Moreno Valley, CA, in the Inland Empire East submarket, directly north of the SR-60 freeway and three miles east of U.S. Interstate-215.  This strategic location, near two major transportation corridors, enables distribution throughout the entire Southwest.  These Class-A buildings are expected to be delivered in the second quarter of 2020.

The Bulk Logistics buildings in the industrial park will be large-scale modern logistics facilities with convenient access to transportation corridors and intermodal freight transportation hubs with major demographic reach for the modern business to consumer distribution model.  The Inland Empire East submarket features strategic distribution positioning that is utilized by a plethora of Fortune 500 companies including Amazon, Home Depot, Lowe’s, Sketchers USA, Proctor & Gamble, Whirlpool, Ross Stores. The Light Industrial buildings in the industrial park will be facilities designed for single-location processing, fabricating, assembly, or disassembly of items.  Riverside County is a strong market for small to mid-sized manufactures and distributors because of its close proximity to Los Angeles, large labor force, and access to the region’s interstate highway infrastructure.
