This Xebec-developed industrial park is comprised of a four Class A buildings, totaling 406,750 SF, with a combination of Light Industrial and Bulk Logistics space.  The site is ideally located in Moreno Valley, CA, in the Inland Empire East submarket of Riverside County, directly north of the California State Route 60 and 3 miles east of Interstate 215.  This strategic location, near two major transportation corridors, enables distribution throughout the entire Southwest. Ironwood was completed in 2020.

The Bulk Logistics buildings in the industrial park are large-scale modern logistics facilities with convenient access to transportation corridors and intermodal freight transportation hubs with major demographic reach for the modern business to consumer distribution model.  The Inland Empire East submarket features strategic distribution positioning that is utilized by a plethora of Fortune 500 companies including Amazon, Home Depot, Lowe’s, Sketchers USA, Proctor & Gamble, Whirlpool, and Ross Stores.

The Light Industrial buildings in the industrial park are designed for single-location processing, fabricating, assembly, or disassembly of items.  Riverside County is a strong market for small to mid-sized manufactures and distributors because of its proximity to Los Angeles, large labor force, and access to the region’s interstate highway infrastructure.

Ironwood was sold to Xebec Logistics Trust in March of 2021.
