167th STREET

This Xebec-development is to consist of two, 160,400 SF modern Class A, Infill/Last-Mile facilities, and is expected to be completed in the first quarter of 2025.  167th Street is strategically located  in Miami Gardens, near the FL-826 highway providing direct access to Interstate 75.  The project is located 7 miles from Interstate 95, less than 15-miles away from Interstate 195, and less than 20 miles away from the Port of Miami’s containerized cargo terminals and intermodal facilities.

Infill/Last Mile facilities are smaller fulfillment centers and warehouses located in dense urban areas that facilitate prompt-deliveries or provide short-term warehousing..  With access to a multitude of major freeways, 167th Street is well positioned to reach the vast majority of the Miami-Dade population in less than a 60-mile drive in any direction, Orlando and Tampa in less than a 300-mile drive, and Jacksonville in a 400-mile drive. In addition, PortMiami’s multimodal interconnectivity, which provides a direct link to Miami’s interstate highway system and intermodal rail access, also provides access to 70% of the U.S. population within four days.  This strategic location will provide future tenants of 167th Street last-mile/same-day delivery, as well as regional distribution capabilities.
