Xebec Industrial Trust (XIT) is an open-ended real estate partnership providing investors cash flow and long-term appreciation in a lower-leverage diversified portfolio of stabilized cash-flowing industrial real estate assets.

Consumer appetite for streamlined e-commerce fulfillment and the reshoring of manufacturing jobs is increasing demand from tenants for industrial real estate that meets modern amenities and technologies. XIT employs a dual focused growth and investment strategy — Disciplined Acquisition and Build-to-Core — to scale its portfolio of institutional quality assets to help meet that demand and to achieve a blended “core plus” return for XIT investors.

Disciplined
Acquisition

XIT’s growth and investment strategy actively seeks existing opportunities to acquire stabilized cash-flowing industrial assets with in-place, long-term leases with credit tenants. Implementing a disciplined and strategic approach, XIT seeks to acquire these assets from both Xebec’s existing development pipeline, as well as through strategic opportunities to acquire assets from third-parties at below replacement cost, implementing a disciplined acquisition and investment process.

Build-to-Core DEVELOPMENT

XIT supplements its acquisition strategy with its “Build-to-Core” strategy of selectively and directly developing opportunistic and value added properties, enhancing core returns from stabilized cash-flowing properties with opportunistic and value-added development returns from selective development. XIT seeks to deliver blended “core plus” returns to its investors through a combination of targeted opportunistic returns from Build-to-Core developments combined with core returns from XIT’s stabilized portfolio of high-quality cash flowing assets.
